December 2025 Clearview HOA Update

Dear Clearview Homeowners and Residents,

Your HOA Board would like to wish you a Happy Holiday and a wonderful New Year! This is the time of year when we visit with family, decorate our homes and have wonderful times with our friends and neighbors.

We would like to fill you in on a few items that will be happening in the new year.
The new year for your HOA Board will start off with our January Annual Meeting on Monday, January 12, 2026 at 5:00 pm. (Note the Board meetings have been changed to the second Monday every month due to Board availability.) We will be discussing a few things, but most importantly we will be having elections.

Due to my schedule changes beginning in January, I will be resigning as President. That position will be open. The Board, decided to add a motion prior to nominations and elections that allows us to have Co-Presidents to share the load, making the position a bit easier. Note this motion that was passed by the Board at our most recent meeting in December, will be voted on by the membership at our Annual Meeting prior to voting for candidates. There may be an opening for a Director as well depending on how the President position goes. If you are interested in sitting on the Clearview Board, please contact a Board member and let them know of your interest.

This will be an important meeting to attend. Please put it on your calendar. The agenda will be sent out 10 days before the meeting as per our Bylaws.

Director Matt Freiheit has contact companies who have GPS maps and send drivers on routes. It has been noticed that big trucks keep driving down Wintersage and Poppy Bay and some have been stuck on curves on the streets. He reported that these companies will be looking at it and consider changing the route to go down Clearview instead. We are hopeful that this will now eliminate any future difficulties with the vehicles getting around the corners.

We wish you the happiest of holidays and look forward to seeing you at our meeting on Zoom. Remember the agenda will come out and the link to the meeting will be on the agenda.

March 2023 News

Please note that the Board has approved our new Rules and Regulations, which is now one of our two governing documents.

If you have not yet provided a current email address to receive notifications, please take the time to do this now.

Our contract groundskeepers are responsible for the health and care of everyone’s front yards, all of our common spaces, and for maintenance of all irrigation. They will prune bushes as needed. If you have a concern, or any other question regarding lawn care or irrigation, Contact Us.

Please do not place your trash or recycling items in another resident’s container or space without their knowledge and consent. Recently a resident received an additional charge from Recology for trash that was left on their curbside.

One more request – if you have a dog, please dispose of any pet waste promptly, so neighbors are not subjected to unpleasant smells. Bags and waste containers are available on both ends of Clearview. While we appreciate the waste being bagged, please also properly dispose of the bags. Also, be mindful of our excellent groundskeepers!

January 2023 News

We are getting support!

The Board has hired Walsh Tax Services to handle all of our bookkeeping, including collecting dues and paying bills. June 2022 Newsletter

Dear Clearview Folks,

This is a quick update from the Clearview HOA Board, to ALL residents.

1. A reminder that fireworks of any kind are prohibited in our neighborhood, and anywhere in the City of Talent: https://www.cityoftalent.org/News.asp?NewsID=366. Sadly, despite the recent rains, we are still vulnerable to fire.

2. To improve fire safety, we are removing all the bark chunks from the common areas, to be replaced by mulch that will, in the worst case, merely smolder and not burn. Unfortunately, both the removal and the addition of the bark stir up dust. You may wish to park in the lot by Hwy 99 to avoid it. We will post notices on the days we expect the dust to fly. June 8 is the next.

3. To remedy a significant traffic safety hazard, we may be adding some large planter boxes between the parking lot near Hwy 99 and the alley behind the old Goodnight Inn. We have had far too many vehicles going the wrong way as a shortcut, and at that blind corner, there have been many near collisions. Also, we have children riding bikes in that alley. These will be temporary until the City finally builds the missing curb there.

Dear Clearview Folks,

This is a quick update from the Clearview HOA Board, to ALL residents.

1. There seems to be a spike in crime throughout Talent. In our own neighborhood, cars have been broken into, and items have been stolen from our properties. Should you spot something untoward, please call 911. We recommend attaching solar motion sensor lights (similar to https://www.amazon.com/s?k=solar+motion+sensor+light+outdoor&s=price-asc-rank – many under $10) wherever intruders may walk.
You may want to leave your porch light on as well (please use LED bulbs – they will pay for themselves over time). Also, home security cameras can be useful, but also a bit tricky, so we recommend finding an expert if you wish to install them if you don’t have the skills. An easy to install wireless camera like this is an option: Arlo Essential Spotlight Camera

2. Sadly, despite our welcome rains, Jackson County is at risk again for fire this season: https://www.oregonlive.com/environment/2022/04/forecasts-call-for-elevated-fire-risk-in-parts-of-oregon-despite-recent-rains.html. During the Almeda Fire, a couple of brave stalwarts stayed in our neighborhood and doused the many spot fires – often on landscape bark, which is highly flammable. We will be removing the bark from common areas, and if you have any on your property, we strongly recommend you remove it, too. 3. You may notice traffic counters all around. We have requested that the two intersection of Clearview and Wintersage be changed into 4-way stops, to slow some of the traffic speeding through our handy (for them) shortcut, to improve neighborhood safety.
